Why is the book published anonymously?
Because honesty about how listings are positioned, how negotiations run, and where seller-side incentives actually sit is incompatible with operating in this market under your own name. The book names no individual, no firm, no license number. That is deliberate — it is also why we can put things on the page that no named broker would put in writing.
What format is the book?
PDF. 186 pages. Typeset for reading on screen — desktop, tablet, or phone. Download link arrives immediately after purchase. No DRM, no expiry, no account required to open it.
How do I receive it?
Instantly. The download link appears on the order confirmation page and is also emailed to the address you check out with. If anything goes wrong with the link, write to us — we'll fix it the same day.
Is this only about off-plan? Or only resale?
Both. Part 4 covers off-plan mechanics — payment plans, SPA terms, Oqood registration, assignment rules. Part 5 covers the resale market — NOC process, title deed transfer, how to read a listing price against the unit's likely transaction price.
What is the refund policy?
Seven days from purchase. If the book doesn't change how you read at least one listing, one MOU clause, or one agent conversation, email us within seven days and we will refund the purchase price. No questions, no form.
What if I'm researching, not buying yet?
That is most readers. Six to twelve months before signing is when this book pays for itself the most — early enough to shape which zones you tour, which developers you take seriously, and which questions you bring to a first meeting.
Is the content up to date?
Yes. This is the 2026 edition. All transaction values, yield ranges, and regulatory citations are current as of publication — including the recent ADREC Madhmoun listing verification rollout.
What language is it in?
English only. The target reader is the English-speaking expat buyer — resident or overseas — who is the primary participant in Abu Dhabi's freehold market.
Can I use it as legal advice?
No. The book is a market intelligence guide — it tells you what to ask a lawyer, not what their answer should be. For binding legal questions, consult a UAE-licensed advocate.
