About BTL Publishing
The book of what we know and rarely say in a meeting.
We are working Abu Dhabi brokers. We close these transactions for a living. The book is the version we would give a friend.
Why this book exists
The Abu Dhabi property buyer makes the largest purchase of their life in a market they do not work in, guided by an agent who is paid only when the deal closes. The book is built to remove that imbalance — to let any buyer follow a transaction (payment plans, fees, contracts, the agent's moves) as clearly as the person on the other side of the desk.
Why no name on the cover
The anonymity is deliberate. A book with a name attached has to stay careful — careful with the developers it still needs, careful with the colleagues it will see next week. Take the name off, and the carefulness goes with it. What is left is the version a broker would give a friend.
Every mechanic, case, and number in the book comes from real Abu Dhabi transactions — deals we have closed or watched close from the other side of the desk. Where a case names a project, the project is real. Where it names a buyer or seller, the identity is changed. The math is left alone.
How this book was made
Six months at the keyboard. Years before that, collecting what would go on the page.
The material had to come from somewhere. Before the writing started:
- Over 20 MOU contractsPulled apart clause by clause — what gets added, what gets removed, what every standard line actually means at the negotiation table.
- Over 30 developer launchesWatched from inside — payment plans, release strategy, the buyer profile each phase is designed to catch.
- Over 10 senior agentsConsulted off the record — what they say in a meeting, what they don't say, what they would say to a friend who asked.
None of them are named here. That is the deal we made with the people who helped.
The book is six months of writing. The knowledge under it is the years of working this transaction, written down once and put on a page where any buyer can read it.
